A Glen Allen investor buys a $350,000 townhome near Twin Hickory with 25% down, or $87,500, and uses a $262,500 DSCR loan. At 7.75% on a 30-year fixed term, principal and interest is about $1,879 per month. Add $300 for property taxes and $225 for insurance, and the estimated housing payment is $2,404. If documented market rent is $2,800, the property produces a 1.16 DSCR. That is a monthly spread of $396 before repairs, vacancies, management, utilities, and capital improvements – or $23,760 over five years if rent and expenses never change. This DSCR rental purchase example shows why investors need to underwrite the property, not just celebrate that the rent clears the payment.

For this example, assume a 1.50-point broker fee of $3,937.50, plus $1,495 in other broker charges and $6,200 in estimated closing costs and prepaids. Total cash to close is $99,132.50 before any seller credit. A preferred title company can save an additional $2,000 on average, which would bring the illustrated cash requirement to about $97,132.50. That is meaningful, but it does not turn a thin-rent deal into a strong investment.

What DSCR Means on a Rental Purchase

DSCR stands for debt-service coverage ratio. On many investor programs, the ratio compares qualifying rent to the monthly principal, interest, taxes, insurance, and association dues when applicable. In the worked example, $2,800 divided by $2,404 equals 1.16. The rent covers the housing payment by 16%.

Each DSCR program sets its own floor. A 1.00 ratio is common, while a stronger file may reach 1.10 or 1.20. Some programs allow a ratio below 1.00 with more money down, a higher credit score, or a price adjustment. That flexibility can help an investor purchasing a property with future upside, but it should not be confused with a guarantee that the investment will cash flow.

Unlike conventional owner-occupied financing, DSCR underwriting generally does not rely on the borrower’s W-2 income or personal debt-to-income ratio in the same way. The property’s rent is central. The borrower still needs acceptable credit, asset documentation, a valid entity structure if buying in an LLC, and reserves.

The $350,000 purchase price is realistic enough to make the math useful. It may fit certain townhome or condominium opportunities around Innsbrook, Short Pump, and Glen Allen, although condition, school zone, association restrictions, and rental demand can move pricing quickly.

The apparent $396 monthly margin is not spendable profit. A landlord may face a vacant month, a broken heat pump, turnover paint, leasing costs, HOA increases, or a county reassessment. If property management consumes 8% of rent, that alone is $224 each month. An investor should run a second, more conservative calculation before writing an offer.

A sensible stress test assumes 5% vacancy, 8% management, 5% maintenance, and a capital-expenditure reserve. On $2,800 in monthly rent, those assumptions can consume much or all of the apparent payment spread. The deal may still make sense because of long-term appreciation, principal reduction, or an expected rent increase, but the reason for buying should be clear before closing.

How the Rent Is Documented

A signed lease may support the qualifying rent on a currently leased home. For a vacant purchase, the broker commonly orders an appraisal with a market-rent schedule. The appraiser evaluates comparable rentals, not merely the rent number in the listing description.

That distinction matters in Glen Allen. A renovated unit near Short Pump Town Center can attract a different tenant profile than an older unit farther from major employment corridors. A property in Henrico near Deep Run High School or Glen Allen High School may have stronger demand, but an investor should still verify what similar properties actually lease for and how long they sit vacant.

Association rules are another early checkpoint. Some condo and townhome communities restrict rentals, impose wait periods, cap the number of leased units, or require lease approval. A property can have enough market rent for DSCR purposes and still be the wrong purchase if the HOA rules limit the investment strategy.

Cash, Credit, and Reserve Requirements

A 20% to 25% down payment is common for DSCR purchases, although terms vary by property type, ratio, loan size, and credit profile. Credit score floors often begin around 620 to 660, while better pricing and more flexible leverage are typically available to borrowers around 700 or above. A lower score does not always stop the transaction, but it can increase the rate, points, required down payment, or reserve requirement.

Reserve requirements are commonly six to 12 months of the full housing payment. In the example, six months of $2,404 equals $14,424. Twelve months equals $28,848. Those funds are usually verified in checking, savings, brokerage, or retirement accounts subject to program rules. They are not necessarily added to cash to close, but they must remain available after closing.

Closing costs often land around 2% to 4% of the loan amount, before prepaids and any points. On the $262,500 loan shown here, that broad range is roughly $5,250 to $10,500. Ask about no-out-of-pocket closing options if a seller credit, rate structure, or other permitted arrangement could help, but evaluate the long-term payment instead of focusing only on cash due at signing.

For perspective, the published 2025 baseline conforming loan limit was $806,500 for a one-unit property in most counties. DSCR financing is a separate investor category, but that benchmark helps explain why a $262,500 rental loan is not a jumbo balance. Program availability and pricing still vary materially among mortgage brokers and funding sources.

Henrico County Market Context Matters

Henrico County is not one rental market. A 2024 Redfin county market report placed the Henrico County median sale price at approximately $410,000. That figure is a countywide reference point, not a valuation for a specific rental property. Glen Allen inventory has often remained competitive for well-maintained homes close to retail, employment, and highly regarded school zones, while price growth and limited inventory can push investors toward townhomes, condos, or properties needing updates.

Competition changes the DSCR decision. When several buyers are pursuing the same property in Short Pump or Innsbrook, it is easy to increase an offer price and quietly compress the rent-to-payment ratio. A $10,000 higher price can affect the loan amount, monthly payment, down payment, and the cushion available for repairs. A broker should run revised numbers before an escalation clause is accepted, not after the contract is ratified.
