A $400,000 Glen Allen rental purchase with a $300,000 DSCR loan can look profitable until the full payment is calculated. At a sample 7.75% fixed rate for 30 years, principal and interest is $2,148.21 per month. Add $276.67 for estimated Henrico County property taxes and $100 for insurance, and the estimated monthly housing payment becomes $2,524.88. If market rent is $2,600, the monthly cushion is only $75.12. Over five years, that is $4,507.20 before vacancy, repairs, management, or rent changes.

That is why a DSCR loan review needs more than a quick look at a rental listing. What a DSCR loan measures

DSCR means debt service coverage ratio. Rather than relying primarily on W-2 income or tax-return income, this type of investment-property financing looks at whether the subject property’s expected rent can support its proposed monthly housing payment. The basic calculation is monthly rent divided by monthly principal, interest, taxes, insurance, and association dues when applicable.

A ratio of 1.00 means the projected rent equals the monthly housing payment. A 1.20 ratio means rent exceeds that payment by 20%. Program guidelines vary by broker and investor appetite, but many DSCR options look for a ratio from 0.75 to 1.00 or higher. A lower ratio may still be possible with a stronger credit profile, a larger down payment, more reserves, or a different rate and fee structure.

This is not a shortcut around responsible underwriting. The property still needs to make sense. An investor who uses a rent figure that is $300 above realistic market rent can turn a seemingly workable file into a thin-cash-flow ownership situation.

DSCR Loan Review Guide: Start With Rent and Payment

For a Glen Allen investor, begin with the lease evidence. A signed lease is often preferred when the home is already rented. For a vacant purchase, an appraisal rent schedule is commonly used. Online rent estimates can help with early screening, but they are not a replacement for the appraiser’s market-rent opinion.

Use conservative rent. If comparable leases support $2,500 to $2,600, build the review around $2,500, not the highest advertised number. Also account for HOA dues. A $175 monthly association fee reduces the DSCR just as surely as a higher interest rate does.

The fully worked example

Assume a $400,000 purchase price and a 25% down payment of $100,000. The DSCR loan amount is $300,000. At a sample 7.75% 30-year fixed rate, principal and interest is $2,148.21 monthly. Estimated annual Henrico County taxes at $0.83 per $100 of assessed value equal $3,320, or $276.67 monthly. Estimated insurance is $1,200 annually, or $100 monthly.

The total estimated payment is $2,524.88 monthly. With verified market rent of $2,600, the DSCR is $2,600 divided by $2,524.88, or 1.03. The monthly rent-to-payment difference is $75.12. Over 60 months, stable rent would produce $156,000 in gross rent against $151,492.80 in scheduled housing payments, a $4,507.20 difference before repairs, vacancy, utilities, management, and capital improvements.

Assume a 1.50% broker fee of $4,500 and total estimated closing costs and prepaids of $11,800. Using my preferred title company can save an additional $2,000 on average, reducing that assumed cash-to-close figure to $9,800. The point is not that every file costs the same. It is that a DSCR review should show every dollar before the contract deadline.

Credit, down payment, and reserves

Many DSCR programs begin around a 620 FICO score, while stronger pricing and broader options often appear at 680, 700, or 720+. Down payments commonly start at 20%, with 25% down often improving the rate, fee, or ratio options. A one-unit rental may require six months of reserves, while larger loan amounts, multiple financed properties, or a lower DSCR can call for nine to 12 months.

Reserves are generally measured using the proposed monthly housing payment. In the example above, six months of reserves equals $15,149.28. That money is separate from the down payment and closing funds. Investors should also retain a practical repair reserve outside underwriting requirements, particularly for older homes or homes with original mechanical systems.

For context, the 2025 baseline conforming loan limit was $806,500, according to the Federal Housing Finance Agency. DSCR financing is not bound to conforming underwriting in the same way, but loan size still affects pricing, reserve rules, and available program choices. Confirm the current limit and DSCR guidelines before relying on an online calculator.

The right choice depends on the property and borrower profile. A lower rate with a costly prepayment provision may not suit an investor planning to sell within two years. A slightly higher payment may be worthwhile if it avoids an unfavorable restriction or allows a stronger cash reserve after closing.
