Mortgage Maestro | NMLS #1110647 | Coast2Coast Mortgage LLC
Licensed Mortgage Broker serving Virginia, Florida, Tennessee, Georgia, and Washington, specializing in VA home loans and first-time homebuyer programs.

If you want a mortgage broker in Short Pump, VA, Duane Buziak, NMLS #1110647, serves the area from his Glen Allen office at 4860 Cox Rd. He is a broker, not a bank loan officer, which means he compares offers from hundreds of wholesale lenders for each buyer and starts with a NoTouch Credit Pull, so your first look at options does not cost you a hard inquiry.

That matters in western Henrico, where a purchase often involves an HOA, a new construction schedule, or a price near the conforming limit. The sections below explain how a broker differs from a bank, which programs fit, what a rate difference does to a payment, and how to vet whoever you hire.

Why Short Pump Buyers Work With a Local Mortgage Broker

By Duane Buziak, NMLS #1110647

I work with buyers all around the Short Pump Town Center corridor, West Broad Village, Wyndham, and Twin Hickory. Short Pump is a Henrico County area, and my office and service footprint sit in Glen Allen, so that is the home market I know best. Many of my clients are also relocating for jobs in the Innsbrook corporate corridor and want a home within a short commute.

A mortgage broker is a licensed professional who submits your file to many wholesale lenders and compares what comes back. A retail bank loan officer can only offer the products on one company’s shelf. Neither approach is automatically right for everyone, but the broker model gives you more than one answer to compare, and I am always a broker, never a bank, for the loans I arrange.

Local knowledge does real work in this part of Henrico:

  • Appraisals: Comparable sales in Wyndham, Twin Hickory, and near West Broad Village can differ sharply from a house a mile away. Knowing the area helps me flag appraisal risk before you are under contract.
  • HOA-heavy communities: Dues, reserves, and association approval can affect how a loan is structured and how fast it closes.
  • New construction timelines: Builder schedules shift, and rate-lock periods need to match the real completion date, not the optimistic one.
  • Realtor relationships: Agents who work Short Pump and Glen Allen daily want a broker who answers quickly and closes when promised. I take referrals from local Realtors and keep them updated on your file.

Short Pump buyers also tend to ask whether using a broker costs more. It does not have to. Broker compensation is disclosed to you in writing, and the next section shows how to check it.

Broker vs. Bank vs. Online Mortgage Company in Short Pump

Here is a side-by-side look at the main options you will run into. This is a factual structural comparison, not a ranking, and company practices change, so confirm details with each company directly.

Independence

  • Duane Buziak (broker): independent, with access to hundreds of wholesale lenders.
  • Retail bank: one institution’s products and guidelines.
  • Rocket and Movement: each is a single company offering its own loan programs.
  • Alcova: a single company’s offerings; confirm its current model with it directly.
  • Courtney Ficken, First Home Mortgage: a loan officer working within one company’s offerings; confirm with her directly.

Number of loan options and rate shopping method

  • Duane Buziak: conventional, FHA, VA, jumbo, renovation, cash-out refinance, and commercial loans, compared across many wholesale sources at once.
  • Retail bank, Rocket, Movement, Alcova, First Home Mortgage: the programs that company offers, priced by that company. To compare, you request quotes from several places yourself.

Credit pull approach

  • Duane Buziak: a soft credit pull mortgage comparison through the NoTouch Credit Pull, with a hard inquiry only when you choose to proceed.
  • Others: practices vary by company. Ask each one, in advance, whether its pre-approval requires a hard inquiry.

Local presence and speed

  • Duane Buziak: a Glen Allen office at 4860 Cox Rd, close to Short Pump, with a focus on fast closings.
  • Retail bank: branch access, with speed depending on the institution’s underwriting queue.
  • Rocket and Movement: national operations with online tools; ask about local contact and timelines.
  • Alcova and First Home Mortgage: ask about timelines and local staffing for your scenario.

The practical difference is who does the comparing. With a retail bank or a single online company, you must collect and reconcile multiple quotes yourself. With a broker, that comparison happens before you see the numbers.

Broker pay is regulated. Federal rules limit how loan originators can be compensated, and the CFPB’s loan originator compensation resources explain those requirements. Your Loan Estimate shows what you will pay, so you can compare it with any competing quote.

Shopping Rates Without Hurting Your Credit: The NoTouch Credit Pull

A hard inquiry is what most people picture when they think of a mortgage application. With a NoTouch Credit Pull, I run a soft credit pull mortgage review first. That gives me enough to estimate your options across many wholesale sources, and it works as a no credit hit mortgage application at the comparison stage. You get a mortgage pre approval without hard pull for planning purposes, and a hard inquiry happens only when you decide to move forward with a specific program and submit a full application.

Some wholesale lenders have their own rules about when a formal credit report is required, so I confirm lender-specific requirements for your scenario rather than promise one process for every loan. A comparison-stage estimate is also not a loan approval or a commitment to lend.

Many buyers believe that rate shopping always damages their score. The CFPB’s guidance on shopping for a mortgage says that multiple mortgage inquiries within a short window are generally treated as a single inquiry for scoring purposes. The exact window depends on the scoring model, so check the current wording on the CFPB site rather than relying on a number from memory. Vantage Score 4.0 is one scoring model in the market, and which model a given loan uses depends on the loan type and investor, so I confirm that for each file.

The soft pull simply lets you compare before any inquiry exists. When you are ready to compare, I call it Dare to Compare:

  1. Give every option the same scenario: price, down payment, credit profile, loan type, and lock period.
  2. Request a Loan Estimate from each.
  3. Compare the rate, points, lender fees, and estimated cash to close, line by line.
  4. Ask each option what it assumes about mortgage insurance and the lock date.

If the numbers are not the same scenario, the comparison is not valid. Matching the inputs is the whole discipline.

Loan Programs a Short Pump Broker Can Shop

Different programs fit different buyers in western Henrico:

  • Conventional: fits buyers with solid credit and at least a modest down payment. Mortgage insurance can come off over time once equity builds.
  • FHA: backed by HUD’s FHA program, with flexible credit and down payment standards. It suits first-time buyers who need a lower upfront cash requirement.
  • VA: for eligible veterans and service members, with details at VA.gov. The VA does not set a minimum credit score itself, and some buyers with scores as low as 500 have found options, but investors often apply their own overlays. As of 2026, confirm what is available for your credit profile.
  • Jumbo: for loans above the conforming limit, which can matter for larger homes in Short Pump and nearby.
  • Renovation loans and cash-out refinances: for owners who want to update a home or tap equity. Cash-out refinances up to 90% of value may be available on some programs as of 2026, subject to qualification and current guidelines.

The conforming limit

FHFA set the 2026 baseline conforming loan limit at $832,750 for a one-unit home. Henrico County is not a high-cost area, so the baseline is what generally applies, but confirm the current figure on FHFA.gov before you rely on it. A buyer putting 10% down crosses into jumbo territory at a purchase price of roughly $925,000 or more, and a buyer with 20% down at roughly $1.04 million.

Down payment help

Dynamo DPA and Turbo DPA are down payment assistance programs that can be paired with FHA financing. Eligibility, terms, and funding change, so as of 2026, confirm current eligibility and terms before you plan around either. I check this with you at the start, not at the closing table.

USDA financing is generally aimed at rural areas and is rarely a fit in Short Pump, so I usually do not spend time on it here.

Worked Example: A $520,000 Short Pump Purchase, Two Ways

Suppose you buy a $520,000 home near West Broad Village with 10% down. The down payment is $52,000 and the loan is $468,000 on a 30-year fixed term. The rates below are illustrative only, not quotes. For a market benchmark as of November 2026, check the current Freddie Mac Primary Mortgage Market Survey.

  • At 6.50%: principal and interest of about $2,958 per month.
  • At 6.25%: principal and interest of about $2,882 per month.

The difference is about $76 a month. Over five years (60 payments) that is roughly $4,590 kept in your pocket. A quarter point is small on any single day, but it is the kind of gap that comparing hundreds of wholesale options can surface. It is not a promise: your rate depends on credit, down payment, property, and market conditions on the day you lock.

Those figures are principal and interest only. Your full monthly payment also includes:

  • Property taxes: Henrico County’s real estate rate has recently been $0.87 per $100 of assessed value. On a $520,000 assessment, that is about $4,524 a year, or $377 a month. Confirm the current rate on the official Henrico County website.
  • Homeowners insurance: varies by home and carrier.
  • Mortgage insurance: with 10% down on a conventional loan, expect it until you reach sufficient equity.
  • HOA dues: common in Wyndham, Twin Hickory, and many newer communities.
  • Closing costs: lender fees, title, appraisal, and prepaids. Ask about no-out-of-pocket closing options, which can structure these costs through seller credits or other means where eligible.

How to Choose and Start With a Short Pump Mortgage Broker

Run any broker, including me, through this checklist:

  • Verify the license. Look up the NMLS ID on NMLS Consumer Access. Mine is #1110647.
  • Ask how the broker is paid and where it appears on the Loan Estimate.
  • Test response time. Ask how fast you will hear back. My business offers 24/7 availability as a service.
  • Ask about closing speed and recent timelines on similar loans.
  • Ask for Realtor references from agents who work Short Pump and Glen Allen.

My recognition includes Glen Allen Mortgage Broker of the Year 2025, VA Broker of the Year 2024 and 2025, Scotsman Guide Top Originator 2025 and 2026, UWM PRO ELITE 2025, and Innsbrook Business of the Year 2022 and 2024. Awards do not replace checking the license and the Loan Estimate, but they show a record you can ask about.
