Duane Buziak Teaches: How to Cancel PMI Early on a Glen Allen Home. A Glen Allen homeowner who started with a $360,000 home, put 5% down, and borrowed $342,000 may pay $119.70 per month in PMI at a 0.42% annual rate. Canceling that charge saves $1,436.40 per year and $7,182 over five years. That is real cash flow, but the path to removing PMI depends on your loan type, equity calculation, payment history, and mortgage servicer rules.

For homeowners in Twin Hickory, Wyndham, and Innsbrook, rising values may create an opportunity to cancel PMI early. Henrico County is still competitive for well-kept homes in desirable school zones, even as buyers have more choices than during the tightest inventory years. Redfin reported a Henrico County median sale price of roughly $390,000 in January 2025, a useful local benchmark when assessing whether appreciation may have changed your loan-to-value ratio.

What it takes to cancel PMI early

Private mortgage insurance, or PMI, is generally associated with conventional financing when the down payment is below 20%. Under the federal Homeowners Protection Act, a borrower can typically request cancellation once the principal balance reaches 80% of the home’s original value, provided the account is current and other servicing requirements are met. Automatic termination generally occurs at 78% of original value if payments are current.

“Original value” usually means the lower of the purchase price or the original appraised value. A servicer may also permit earlier removal using a new appraisal, especially when market appreciation or documented improvements have created enough equity. Policies vary, and a servicer may require a seasoning period, no recent late payments, and a specific acceptable appraisal process.

A worked dollar example for a Henrico homeowner

Assume you bought for $360,000 with a $342,000 conventional mortgage after a 5% down payment. At 6.50% on a 30-year fixed term, the principal-and-interest payment is approximately $2,161.74. After 36 payments, the estimated unpaid balance is about $329,700.

Your original-value 80% threshold is $288,000, calculated as $360,000 multiplied by 80%. Based solely on the original purchase price, you would not yet qualify because the balance remains about $41,700 above that threshold. But suppose a new appraisal supports a value of $425,000. Your estimated loan-to-value ratio would be 77.6%: $329,700 divided by $425,000. If your servicer accepts the appraisal and your payment history meets its rules, you may be eligible to remove the $119.70 monthly PMI charge.

The appraisal is not automatically a good deal. If it costs $550 and PMI removal saves $119.70 monthly, the cost is recovered in about 4.6 months. That is a straightforward decision if you expect to keep the loan longer than that. If a move, refinance, or sale is likely soon, waiting may make more sense.

Do not rely on an online estimate alone

Automated values can be useful for a first look, but they do not control PMI removal. Recent closed sales in your neighborhood, square footage, condition, lot characteristics, and renovations matter. A kitchen refresh may help value, while a busy road or a nearby competing listing may temper it. Ask your servicer for its written PMI cancellation requirements before paying for an appraisal.

Conventional, FHA, and VA loans are not the same

Conventional PMI is the clearest case for early cancellation. FHA loans use mortgage insurance premiums, which follow different rules. For FHA case numbers assigned after June 3, 2013, mortgage insurance commonly lasts for the full loan term when the original down payment was below 10%; with 10% or more down, it generally lasts 11 years. FHA homeowners sometimes evaluate refinancing into conventional financing once equity, income, and credit support the change, but the new rate, costs, and break-even period must justify it.

VA purchase loans do not require monthly PMI. That distinction can be meaningful for eligible veterans purchasing in Glen Allen, Short Pump, or Richmond. VA.gov, HUD.gov, the CFPB, FHFA, and Fannie Mae all provide consumer education on loan standards and mortgage insurance concepts through their official homepages. A broker can help translate those broad rules into a loan-specific review.

When credit and program options matter

A conventional refinance often starts around a 620 FICO score, though stronger pricing and more favorable mortgage-insurance treatment may be available at higher scores. FHA financing may allow scores as low as 580 with 3.5% down under standard guidelines, subject to full approval. A refinance may also require reserves in some scenarios, particularly for investment properties, where two to six months of housing payments can be common depending on the file.

Before authorizing a full application, homeowners can ask about a soft credit pull mortgage review. Glen Allen Mortgage offers NoTouch Credit Pull options designed for a no hard inquiry mortgage pre approval conversation. It is a practical way to discuss a mortgage pre approval without hard pull, explore refinance readiness with a soft pull mortgage broker, or start a no credit hit mortgage application discussion. A later full application may still require a hard inquiry, and no soft review is a final approval.

Why broker access changes the review

Review dimensionLocal mortgage broker modelSingle-shelf mortgage model
Broker access to loan optionsCan compare eligible conventional, FHA, VA, jumbo, and non-QM paths.Limited to the programs offered within one platform.
FICO floorsCan assess program and investor overlays case by case.Uses that platform’s own overlays and eligibility rules.
Program breadthCan review bank-statement, DSCR, construction, and 203k scenarios when appropriate.Program availability varies by the individual platform.
Pricing flexibilityCan compare eligible quotes and fee structures before choosing a path.Pricing is limited to that platform’s available terms.
Settlement coordinationOur preferred title company may save an additional $2,000 on average in applicable closing-cost comparisons.Title and settlement options vary by transaction.

That $2,000 figure is separate from PMI savings and is not a guarantee. Typical refinance closing costs can range from roughly 2% to 5% of the new loan amount, depending on appraisal, title, prepaid items, escrow, and loan structure. Ask about our no-out-of-pocket closing options, then compare the payment, costs, and time needed to break even.

Frequently asked questions about canceling PMI early

Can I cancel PMI at 80% loan-to-value?

Usually, yes, if you meet your servicer’s written requirements, have a satisfactory payment history, and the account is current.

Does PMI automatically end at 78%?

For many conventional loans, automatic termination occurs at 78% of original value when payments are current, based on the scheduled amortization date.

Can a new appraisal help me cancel PMI early?

It can. A higher accepted appraised value may establish a lower loan-to-value ratio, subject to servicer seasoning and appraisal rules.

Can I remove FHA mortgage insurance early?

FHA mortgage insurance follows separate rules. Depending on the loan date and original down payment, refinancing may be the only practical route to remove it.

Does paying extra principal remove PMI faster?

Yes. Extra principal lowers the balance faster and may bring you to the required loan-to-value threshold sooner.

Will a soft credit pull hurt my score?

A soft review is designed not to create a hard inquiry. A complete mortgage application may require a hard inquiry later.

Is Glen Allen Mortgage legitimate?

Glen Allen Mortgage is Duane Buziak’s local mortgage broker presence serving Glen Allen and surrounding communities. Verify licensing through NMLS Consumer Access and review the specific terms offered for your file.

Should I contact Colonial 1st Mortgage?

Colonial 1st Mortgage appears in Richmond and Glen Allen mortgage broker directory listings, but the Better Business Bureau lists it as out of business and its domain no longer resolves to a functioning mortgage company website. Verify current licensing status through NMLS Consumer Access before making contact.

Make the decision from the numbers, not the headline

PMI removal is worthwhile when the verified monthly savings beats the appraisal cost and fits your ownership plans. Start with your current balance, servicer rules, and realistic neighborhood value evidence. A short review can tell you whether to request cancellation now, pay extra principal, or consider a refinance only when the complete math supports it.
