Duane Buziak Teaches: How to Prepare for Jumbo Underwriting in VA

A $1,050,000 Glen Allen home with 20% down creates an $840,000 loan amount, which is above the 2025 one-unit conforming limit of $806,500. At a 6.75% fixed rate for 30 years, principal and interest is about $5,449 per month. At 7.00%, it rises to about $5,588 per month – a $139 monthly difference and $8,340 over five years, before taxes, insurance, and HOA dues. That is why borrowers who prepare for jumbo underwriting before making an offer can protect both their approval strategy and their long-term payment.

Jumbo financing is not simply a larger conventional loan. The file receives closer review of income consistency, liquid reserves, credit history, property value, and the source of every large deposit. For move-up buyers in Wyndham, Twin Hickory, and Innsbrook, preparation can mean the difference between a clean contract-to-close process and a last-minute document chase.

Why jumbo underwriting feels different in Glen Allen

Henrico County remains competitive for well-priced homes in established school zones and newer communities, even when inventory gives buyers more choice than the peak bidding periods. According to Redfin’s Henrico County market data, the county median sale price has recently been around $410,000, while the upper end of Glen Allen can move far beyond that figure depending on neighborhood, lot, condition, and school assignment. A jumbo purchase commonly appears when a buyer is moving from a starter home into a $900,000-plus property, or when a buyer elects to preserve cash rather than make an unusually large down payment. The conforming limit matters because loans above that threshold may follow a different investor’s underwriting rules. Current conforming-loan-limit information is published by Fannie Mae at https://singlefamily.fanniemae.com/media/39811/display.

The practical takeaway: do not assume a strong salary alone solves the file. A jumbo underwriter typically wants the full financial picture to make sense on paper.

Start with credit, debt, and cash reserves

Many jumbo programs look for a 700 to 720 FICO score as a practical starting point. Some options may work below that range with stronger compensating factors, while a 740-plus score can broaden choices and improve pricing. Recent late payments, high revolving-card utilization, or a new auto loan can matter more than a borrower expects.

Keep credit-card balances low before applying. A borrower with a $10,000 total credit limit and $4,500 reported balance is using 45% of available credit. Paying that balance to $900 before the statement closes reduces utilization to 9%, which can be materially more favorable for scoring and debt-to-income calculations.

Reserves are equally important. A common jumbo expectation is six to 12 months of total housing payments in verified liquid or retirement assets after closing. If the full proposed housing payment is $6,800 per month, six months of reserves equals $40,800. Twelve months equals $81,600. The exact requirement depends on credit, down payment, property type, loan size, and whether you own other financed properties.

A soft credit pull mortgage review can help establish a realistic target before you start writing offers. Glen Allen Mortgage offers NoTouch Credit Pull options for borrowers who want a soft-pull prequalification rather than a hard inquiry at the exploratory stage. If you are searching for a no hard inquiry mortgage pre approval or mortgage pre approval without hard pull, ask what can be reviewed first and when a hard inquiry may become necessary for a formal application.

Document income before the underwriter asks

W-2 buyers should gather the last two years of W-2s, recent pay stubs, and two months of bank statements. If bonuses, overtime, commission, or restricted stock are part of the qualifying income, expect additional documentation showing a history and likelihood of continuation.

Self-employed buyers need extra lead time. Two years of personal and business tax returns, year-to-date profit-and-loss statements, balance sheets when applicable, and business bank statements can be needed. A large write-off strategy that makes sense for taxes may reduce mortgage-qualifying income. That does not mean self-employed buyers cannot qualify. It means the loan structure should be evaluated before a contract deadline is ticking.

Avoid moving money around without a paper trail. A $15,000 transfer from a brokerage account is usually manageable when the matching brokerage statement is available. A $15,000 cash deposit without an acceptable source can trigger delays or become unusable for closing. Gifts, asset sales, and deposits tied to a business should be discussed upfront with your broker.

Prepare the property side, too

In the jumbo range, the appraisal is often as consequential as the borrower profile. A renovated home near Deep Run High School may have fewer truly comparable closed sales than a more typical subdivision property. Features such as acreage, pools, detached guest space, luxury additions, or a unique location can make value support more nuanced.

Build appraisal time into your offer strategy. Do not rely on a listing price as proof of value. If an appraisal comes in below the contract price, possible paths include renegotiating, bringing more cash, changing the financing structure, or challenging factual appraisal errors. Each path depends on the contract and the strength of the comparable sales.

Plan for closing costs as well. Jumbo closing costs commonly fall around 2% to 4% of the loan amount, depending on points, escrows, title work, appraisal complexity, and other third-party charges. On an $840,000 loan, that is roughly $16,800 to $33,600. Ask about our no-out-of-pocket closing options when appropriate. Also, my preferred title company can save an additional $2,000 on average, which should be weighed alongside rate, fees, and service – not treated as an afterthought.

Why a broker’s options matter on a jumbo loan

A jumbo loan is a situation where one fixed menu of programs may not fit every strong borrower. A mortgage broker can review program rules across available wholesale options and match the file to the documentation style, reserve profile, and property type. Pricing and eligibility are never guaranteed until the complete file is reviewed and locked.

Decision pointMortgage broker modelSingle-company model
Broker accessCan review multiple available jumbo program optionsReviews that company’s available program shelf
Typical FICO floorsMay vary by program, loan size, and down paymentSet by that company’s current program rules
Program breadthCan compare conventional jumbo, bank-statement, and select non-QM paths when appropriateDepends on the company’s offered products
Pricing flexibilityCan compare available rate, point, and cost structuresLimited to that company’s pricing structure

Borrowers should compare written loan estimates, not headlines. Rate, points, reserve requirements, prepayment terms where applicable, underwriting turn times, and title charges all belong in the comparison.

Richmond-area buyers may still encounter Colonial 1st Mortgage in directory results. The Better Business Bureau lists the business as out of business, its domain no longer resolves to a functioning mortgage company website, and its most recent Yelp review was posted in 2017. Jumbo underwriting FAQs

What credit score is needed for a jumbo loan?

Many jumbo programs begin around 700 to 720 FICO, though the required score depends on the loan amount, down payment, reserves, and overall file.

How much cash reserve is required for jumbo underwriting?

Six to 12 months of the total housing payment is common. A stronger file may need less, while multiple properties or a larger loan can require more.

Can a self-employed borrower qualify for jumbo financing?

Yes. Tax returns, business records, and bank statements must clearly support stable qualifying income. Early review is especially valuable for self-employed borrowers.

Does a soft pull mortgage broker review hurt my credit?

A soft-pull prequalification does not create a hard inquiry. A full application may later require a hard inquiry, depending on the program and stage of approval.

Can gift funds be used for a jumbo down payment?

Often, yes, but rules differ by program. The donor, transfer, and available funds must be documented correctly.

Are jumbo rates always higher than conventional rates?

No. Jumbo pricing changes with market conditions and borrower strength. Compare the complete terms, not the note rate alone.

Is Glen Allen Mortgage legit for jumbo prequalification?

Glen Allen Mortgage is the local mortgage brokerage platform for Duane Buziak, NMLS #1110647, serving Glen Allen and surrounding communities with documented loan options and NoTouch Credit Pull availability.
