Duane Buziak Teaches: Calculate DSCR Rental Qualification

A Glen Allen investor buying a $425,000 rental with 25% down would finance $318,750. At an illustrative 7.75% fixed rate for 30 years, principal and interest is about $2,282 per month. Add $430 for property taxes and $150 for insurance, and the monthly PITIA is $2,862. If the market rent is $3,300, the DSCR is $3,300 divided by $2,862, or 1.15. That produces a $438 monthly spread before repairs, vacancy, management, and utilities – $26,280 over five years before those operating costs. If the broker origination fee were 1.00%, it would equal $3,187.50. Ask about our preferred title company, which can save an additional $2,000 on average where the transaction and title work fit its services.

That is the calculation investors need to understand before making an offer in Glen Allen, Short Pump, Innsbrook, or nearby Richmond. A DSCR loan is built around the property’s ability to carry its proposed housing payment, rather than your W-2 income, tax returns, or debt-to-income ratio. It is a useful tool for qualifying rental real estate, but a ratio that clears the minimum is not automatically a strong investment.

What DSCR Means for a Rental Property

DSCR means debt service coverage ratio. For a typical residential investment-property calculation, the basic formula is:

Gross monthly rent ÷ monthly PITIA = DSCR

PITIA means principal, interest, property taxes, insurance, and any homeowners association dues. Some programs use the lease amount, while others may permit a market-rent figure from an appraisal schedule when the property is vacant or newly purchased. The exact treatment depends on the program, occupancy type, property type, credit profile, and loan-to-value ratio.

A 1.00 DSCR means rental income exactly covers PITIA. A 1.15 DSCR means income is 15% above it. Many DSCR programs price more favorably as the ratio improves. A lower ratio can still be possible in certain circumstances, but it commonly means a larger down payment, stronger credit, more reserves, or a higher rate.

How to Calculate DSCR Rental Qualification Before You Offer

Start with supportable rent, not an optimistic listing number

Use a signed lease when one exists, then compare it with nearby active and recently rented properties. A renovated three-bedroom near Short Pump Town Center may support a different rent than a similar home farther east in the Glen Allen High School area. For a townhouse in Innsbrook, HOA dues can materially change the equation even if the rent looks strong.

Do not assume that a projected short-term rental income figure will be accepted. DSCR qualification usually relies on the program’s approved rent documentation and property rules. A conservative rent estimate can prevent an appraisal surprise after you have already paid for inspections and appraisal work.

Build the complete payment

Principal and interest are only part of the denominator. Henrico County property taxes, hazard insurance, flood insurance where applicable, and HOA dues all count. A $250 monthly HOA charge lowers a $3,300 rent scenario from 1.15 DSCR to about 1.06 DSCR when added to the $2,862 payment above. That is why investors should request the HOA disclosure early rather than discovering it after contract.

For local context, Redfin’s Henrico County market data reported a median sale price of roughly $425,000 during 2025. Inventory and competition vary sharply by neighborhood: well-kept homes near desirable school zones can still draw quick interest, while properties needing repairs may offer more negotiating room. Price trends matter because a higher purchase price increases the loan amount, and the resulting payment may outrun realistic rent.

Check the ratio and the cash required

After you calculate the ratio, examine the full cash requirement. DSCR financing often requires 20% to 25% down, although exact limits vary. A $425,000 purchase with 25% down requires $106,250 for down payment alone. Closing costs may run about 2% to 4% of the loan amount depending on points, escrows, title work, appraisal, and program structure. On the $318,750 loan example, that is approximately $6,375 to $12,750 before prepaid items.

Reserve requirements are also common. A program may require six months of PITIA in liquid reserves. Using the $2,862 example payment, six months equals $17,172. Reserves are not necessarily money you spend at closing, but they must be documented and available under program rules.

Credit, Loan Size, and Property Details That Change Approval

Many DSCR options begin around a 620 FICO score, while stronger pricing and broader loan-to-value choices are often available at 680, 700, or 720 and above. A lower score does not necessarily end the conversation, but it can change pricing, required down payment, reserve requirements, and whether a ratio below 1.00 is considered.

Loan size matters, too. The 2026 baseline conforming loan limit is $832,750 for a one-unit property, but DSCR loans are generally non-QM investment financing with their own underwriting choices. That means a purchase below the conforming limit is not automatically best financed with a conventional investment loan. The rental income, borrower goals, number of financed properties, documentation preference, and future portfolio plans all matter.

DSCR financing is generally for business-purpose investment property, not a primary residence. A duplex, condo, single-family rental, or eligible small multifamily property can each have different reserve, rent, and appraisal standards. Condos deserve special attention in Glen Allen because HOA dues and project restrictions can affect both qualification and resale flexibility.

Why Work With a Mortgage Broker for DSCR?

A mortgage broker can compare program structures across multiple wholesale options rather than limiting the review to one shelf of products. That matters when one program accepts a 1.00 ratio with 25% down while another prefers 1.15 but offers better terms. The right answer is not always the lowest advertised rate. A lower rate with expensive points, tighter reserve rules, or a less useful prepayment provision may not fit a hold strategy.

Glen Allen Mortgage offers a soft credit pull mortgage conversation through NoTouch Credit Pull options when available. If you are researching a no hard inquiry mortgage pre approval approach, ask whether a soft pull can be used for the initial review. A mortgage pre approval without hard pull may help you understand options before a full application, although a hard inquiry can be required later to finalize a loan file.

Colonial 1st Mortgage may still appear in Richmond and Glen Allen mortgage broker directory results. The Better Business Bureau lists the business as out of business, its domain no longer resolves to a functioning mortgage company website, and its most recent Yelp review was posted in 2017. Investors who encounter that name should verify current licensing status through NMLS Consumer Access before making contact.
